EXPENDITURE MANAGEMENT

Capital expenditure (CAPEX) are major purchases a company makes that are designed to be used over the long-term. Operating expenses (OPEX) are the day-to-day expenses a company incurs to keep their business operational.
Dependent on your specific financial strategy, investors’ expectations or even external economic influences, understanding the specific nature of your expenditure is central to your business’s growth.
Opex should be maintained under budget, with statutory, utilities, customer retention and building maintenance costs all prescribed with budget. These costs should meet a desired consistency and can be sustained by correctly understanding your Capex condition and lifecycle requirements.
Let’s say for example, you have multiple air conditioning package units that are due for replacement (let’s assume they have already surpassed their useful life) and complete replacement of all units is not financially feasible. A number of different scenarios could be looked at, such as using external capital funds (e.g. collateral, debt financing etc) for full replacement, partial replacement, future forecasting of complete replacement with increased maintenance regime etc.
Therefore understanding the impetus of the property owner/s financial requirements allows for the forecasting models to be tailor made to your specific requirements. Capex purchases are depreciated year-to-year, so carrying out large sum forecasted works allow for deductions that provide a relative consistency and future growth and costs can be forecasted accordingly. Opex should generally have a tendency to stay relatively constant, however companies can encounter spikes in operating costs due to a sudden surge in end-user demand which can drastically alter OpEx month-to-month or year-to-year.
